We are always on the lookout for both land and properties that have potential. Sometimes the owner has already gained full planning approval. Sometimes there is outline planning. And sometimes the owner has not yet applied for planning permission.
We will either buy the land and properties outright, or we will work jointly with the existing owner with a view to selling the properties on completion. All our work is speculative. This means that we do not carry out any new-build or refurbishment work on behalf of a particular client.
When we buy commercial properties that are already let we will work with the existing tenants to review their lease or rental agreement. We try hard to keep any commercial refitting disruption to a minimum. When it comes to choosing tenants for our commercial properties we try to be as flexible as possible in matching a lease agreement to a tenant’s business plan.
